In a typical commercial build project, you will need to hire an architect, engineers, designers, up to 40 different subs and trades and a construction manager. Not to mention, you will need to be present and responsible for making hundreds of critical decisions weekly.
With Contractors Direct’s Design-Build contract, a single General Contractor oversees all of the acquisitions and supervision of the entire process for you.

Benefits of Design-Build
This service assumes that the client has already found a location, planned what they are going to build and had architectural and engineering plans completed.
The Project Management contract would then take those plans and bid all of the various elements of the project out to multiple trades and sub-contractors to find the best value for the client. The contractor then, would comprise a take-off for the client from the best bids, allowing the client to establish and plan a budget for the build.
Once the budget is approved, the General Contractor would then provide Project Management to oversee the build to its completion based on the plans, drawings and engineering requirements provided to him by the customer.
Project Management contract allows you to move at your own pace in the planning and design stages and to fully embrace your vision before bringing in professional management to take that vision and make it a reality. Much like Design-Build, having one single point of communication eliminates the confusion and potential for mistakes that could derail your project. Utilizing a Project Management contract is ideal for those clients who have a clear vision of what they want but don’t have much experience in the construction industry.
Benefits of a Project Management contract:
This service assumes that the client has already found a location, planned what they are going to build, had architectural and engineering plans completed and are planning to be their own General Contractor.
The Project Consulting / Project Oversight contract would allow a customer to retain a Project Consultant to provide expertise, knowledge and guidance throughout the project or for very specific stages, as needed by the customer.
Project Consulting / Project Oversight allows you to design and manage your own project by acting as your own General Contractor. This would allow you to move at your own pace, hire your own trades, act as a trade and complete some aspects of the project yourself and manage the project in a way that works best for you. The Project Consultant could be contracted to provide assistance with anything from general information needed to complete a particular task such as a concrete pour, to spending a certain number of hours on the job site daily or weekly as a general advisor up to, and including being an assistant project manager.
This process is ideal for those clients that have a well-rounded construction background, but feel they may need some assistance with various stages of the project.
Benefits of a Project Consulting / Project Oversight contract:
Charles David offers a wide range of progress inspection services. These are not to be confused with buyer inspection services. Progress inspection services are designed specifically to provide you or an entity feedback on the progress of a project or a specific aspect of a project for the purposes of fulfilling draw requests or advancing the schedule of a project. These inspections may also be used simply to confirm information that you might be receiving from a trade or contractor, should you not be present to do so yourself. These inspections are charged at a flat fee depending on the request and the size of the project but rarely exceed a few hundred dollars.
