Charles David Construction did a great job building out our first franchise restaurant. Before the shovel even hits the ground, and regardless of planning, projects are doomed to be plagued with daily problems. These daily issues must be addressed by the contractor and owner throughout the project in order to prevent them from becoming disasters that cost the owner money and time. The Charles David Group offers Project Oversight that is comprehensive and independent of the contractor and operates solely in the interests of the owner.
Charles David offers a wide range of progress inspection services. These are not to be confused with buyer inspection services. Progress inspection services are designed specifically to provide you or an entity feedback on the progress of a project or a specific aspect of a project for the purposes of fulfilling draw requests or advancing the schedule of a project. These inspections may also be used simply to confirm information that you might be receiving from a trade or contractor, should you not be present to do so yourself. These inspections are charged at a flat fee depending on the request and the size of the project but rarely exceed a few hundred dollars.
This service assumes that the client has already found a location, planned what they are going to build and had architectural and engineering plans completed.
The Charles David Group would then step in and assist you with acquiring trades, getting bids, establishing a budget and schedule, as well as, applying for permits and supplying insurances to all parties. As project manager we would work closely with the owner to complete the project on time and on schedule.
Benefits of a Project Management contract:
In a typical commercial build project, you will need to hire an architect, engineers, designers, up to 40 different subs and trades and a construction manager. Not to mention, you will need to be present and responsible for making hundreds of critical decisions weekly.
