Are you similar to all the other Commercial General Contractors that call on me to get my business?

Great Question: First of all, we are similar in many ways. We can help you plan your project, select a location, Architect Services, Engineer Services, Design Services, get permits pulled, source materials and trades, and manage your project all the way through opening day. But, unlike most General Contractors, we can also assist you with specific trade services such as Electrical, Plumbing or HVAC without you hiring us as your General Contractor.

How can you help if I want to be my own General Contractor or Builder?

Lets say you were opening a coffee shop. You could book us for two hours to review your plans and space with you. We could assist you with finding and hiring qualified trades to help complete your project. You could book us for 10 hours of consulting time to come out to your project and do walk-throughs with you to ensure that everything is going according to plan or to help resolve any issues that arise. Then we could do progress inspections when trades are requesting large draws and you want to be sure that the job has been done according to the plans.

And, the best part, is at the end you will have paid us tens of thousands less than you would have paid a qualified GC. By using us as little or as much as you want, you can get the benefit of our knowledge and services for a fraction of the cost.

How can you help me if I have already hired a General Contractor? And if I did hire your company, wouldn’t I be paying double?

Our Consultant Services were designed specifically for that exact scenario. People get a false sense of security when they hire a GC. To the novice his experience can be very intimidating and his years of sales experience can make him seem warm, friendly and charming. Make no mistake, your GC is not your friend. Once you sign the contract, you are now the client and he is the Company and this is now an adversarial relationship. On a Commercial Project there are hundreds of problems, mistakes and oversights that will require decisions on a weekly basis. Many of these decisions will require making changes and alterations to the original plans and scope of work. This is where it starts costing you more money and time than you were anticipating. This is also where you need us! When problems arise and decisions have to be made, decisions that are going to cost you money or time, you will find that you are on one side of the issue and your GC and his company will probably be on the opposite side. To your GC, these lead to Change Orders which are opportunities to make more money on a project over and above the original contract. We can help you navigate these objects and assist you with making decisions that will benefit your budget and schedule. We can inspect his work before he receives draws in order to ensure that the work completed warrants the draw requested. These are big mistakes that owners make that can end up putting them in a bad set of circumstances.

And the best part is that you can hire our company by the hour, the day or the project for as little as a few hundred dollars. In most cases, we will save you more money than our services end up costing.

What do you mean by “YOU ARE MY INSURANCE POLICY”?
If you were entering into a million dollar business deal, you would get an attorney to protect your interest.  If you were buying a multi-million dollar piece of property, you would hire a broker to ensure that your interests in the deal were protected.  Hiring a General Contractor or Builder is exactly the same.  You are entering into a contract with a complete stranger and entrusting them with perhaps a million dollars of your borrowed money and the millions of dollars worth of earnings that money potentially represents.

How will hiring a consultant help me with my project?

When you hire Builders, General Contractors, Electricians, Plumbers, HVAC Companies, etc., you are hiring a company.  A company who’s job it is to give you as close to what they contractually promised for as little money as possible.  While these companies and their representatives can seem friendly and genuine, make no mistake, they are not your friends.  If you don’t believe me, wait until your project hits a snag where the dollars have to change.  At the first sign of trouble, sides will be formed and you may find yourself on your side of the issue…..ALL BY YOURSELF!  If you are one of the lucky few to have extensive construction experience to possess the knowledge and speak the language, you may be able to effectively stand up for yourself and defend your position.  However, if you are like most people who are not fluent in construction, contracts, procedures, permits, inspections or going rates you could be a wounded animal among a pack of hyenas.  This is where Charles David comes in.  Under our Consulting umbrella we can be your advocate throughout your project and assist you in all kinds of situations.  I’m sure you have heard all the horror stories about contractors getting draws only to find out that they did not finish the job or it was done wrong…and then you couldn’t get them back out to fix the problem.  Those things won’t happen on our watch!  The best part is that you can use us as little or as much as you would like during a project to insure that we fit in your budget.
